Project Scope & Technical Requirements

Our engineering and project management teams conducted a thorough fire risk assessment and hazard classification audit at the outset, identifying critical fire risk zones, evaluating existing suppression deficiencies, and developing a comprehensive fire protection design that would meet all applicable South African National Standards (SANS), NFPA 20 requirements for fire pump installations, and the fire protection specifications stipulated by Eskom’s own engineering and safety standards.

- Engineered Fire Sprinkler System Design & Installation — A high-performance wet-pipe automatic fire sprinkler system was designed and installed across all identified hazard zones throughout the Eskom Rotok Industries facility. Given the industrial classification of the site, our engineering team specified and installed extra-hazard group sprinkler heads capable of delivering significantly higher water discharge densities than those used in standard commercial applications. All sprinkler heads, pipe networks, hangers, and fittings were installed in strict accordance with SANS 10287 and relevant NFPA standards, ensuring optimal coverage, response time, and suppression effectiveness across every area of the facility.
- Fire Pump Installation & Commissioning — A cornerstone of this project was the design and installation of a dedicated fire pump system to guarantee the water supply pressure and flow rates necessary to serve the entire sprinkler network under peak demand conditions. Bizzy Fire Control supplied and installed a correctly sized electric-driven main fire pump alongside a diesel-driven backup pump — ensuring that the fire suppression system remains fully operational even during electrical power failures, a critical consideration in an Eskom-affiliated facility. All pump sets were installed on purpose-built concrete plinths within a dedicated pump room, complete with jockey pumps, pressure maintenance systems, control panels, and automatic start mechanisms. Full commissioning tests, including flow tests and pressure acceptance tests, were conducted and documented in compliance with NFPA 20 and the applicable SANS standards for fire pump installations.
- Hydraulic System Design & Pipe Network Installation — Detailed hydraulic calculations were executed to confirm that every point within the sprinkler network would receive the correct pressure and flow rate during a fire event. The pipe network was routed through the facility’s structure with precision, minimising interference with existing mechanical, electrical, and structural systems while ensuring complete coverage and accessibility for future inspection and maintenance.
- Integration with Fire Detection & Alarm Systems — The newly installed fire suppression infrastructure was fully integrated with the facility’s existing fire detection and alarm network. This integration ensures that any automatic sprinkler activation simultaneously triggers the site-wide alarm system, enabling rapid occupant evacuation and immediate notification of emergency response teams.
- Compliance Documentation & Certification — Bizzy Fire Control compiled all required compliance documentation, system schematics, hydraulic calculation reports, commissioning certificates, and maintenance schedules, facilitating full sign-off from the relevant fire authority and ensuring the facility’s alignment with Eskom’s internal engineering and safety governance requirements.
